OUR PROCESS IS SIMPLE

At Cubico we simplify the build process. Our team will work with you through the process from our initial feasibility consultation through to handing you the keys to your new Cubico every step of the way.

The first step to determine if a Cubico will work for you and your property is to start a feasibility assessment. We have two options;

Option 1 – No Site Visit for 495 €

If you feel confident that your property will not have any issues with respect to site accessibility by a flatbed truck (up to 22m in length) and crane accessing within 9m of the desired building location, we suggest going with this option.

Below is a list of what is included:

      • Phone Consultation with your Sales Person

      • Zoning Verification

      • Price for the Cubico, complete with selected options from the Checklist of the model you are interested in

      • Budgetary Estimate for the shipping, crane work and on-site installation

      • Design Proposal to move onto Step 2

Option 2 – Site Visit for 1.800€

If you are uncertain with site accessibility with respect to a flatbed truck (up to 22m in length) and crane accessing within 9m of the desired building location, we suggest going with this option.

Below is a list of what is included:

      • Phone Consultation with your Sales Person

      • Site Visit by Cubico to determine overhead crane clearance and truck accessibility

      • Review building location, orientation, foundation options and site-specific requirements

      • Zoning Verification

      • Price for the Cubico, complete with selected options from the Checklist of the model you are interested in

      • Budgetary Estimate for the shipping, crane work and on-site installation

      • Design Proposal to move onto Step 2

Price starts at 10.000€+ and project/location dependant

Once we have completed the Feasibility Assessment and you have committed to the design proposal in Step 1 we will provide you with the following:

  • Schematic Design (3 weeks)

    • 3D renderings to visual your Cubico on your property. We include two sets of revisions in this process to ensure we are meeting the objectives of your project. Upon your approval, we move into Design and Engineering

  • Development Permit (DP) Drawing Package (4 – 8 weeks)

    • Site plan, floorplans, elevations, sections, and initial foundation design.

    • First draft of architectural set of drawings. Some jurisdictions allow this as a Development Permit (planning) approval set where others required fully engineered and State approved packages.

    • Engineering (Some or all of these scopes may be needed depending on the jurisdiction)

    • Structural Foundation design

    • Site specific Engineer stamp for the Cubico model

    • Energy calculations

    • Civil Engineering

    • Septic Design

    • Soil Report

    • Flood Zone Report

This deposit, 10% of the Cubico price, is required for the state-required submittal and review process and to hold a production spot and pricing of the home for 6 months from time of payment. The remaining Construction Deposit, 30% of the Cubico, is due 75 days from the production start date.

The State review process involves the review of laws and standards under which modular home manufacturers have to operate within the State. These vary widely across the country and some States can be prohibitive with registration costs/bonds/etc… based on a single project basis.

Once all architectural, engineering and certification documentation is complete, all drawings and accompanying documentation are compiled and can be submitted for Building Permits to your local building Officials for review and approval.

The 40% Manufacturing Down Payment is due 75 days prior to the manufacturing start date.

Your local contractor must begin site preparation and foundation work at this time.

This 30% manufacturing progress payment is due upon completion of the structural frame/exterior paint and prior to the start of Module complexing and Mechanical/Electrical/Plumbing rough-in

Upon completion of the Mechanical/Electrical/Plumbing rough-in, the final 30% of the Cubico is due. We complete the insulation, drywall, painting, all interior finishes and assemble the site materials required to connect the Cubico together

10% of this payment will be held in a separate bank account and released upon a walkthrough sign off by the customer after installation onsite, less any deficiencies identified.

30 days prior to the scheduled shipping date, we will re-quote and provide you with the updated shipping, crane and installation pricing

  • Payment is due 15 days prior to the scheduled shipping date

  • Step 10 – Delivery and Onsite Installation

  • A mandatory site visit by our Cubico Project Manager to review site foundation with your contractor for a fee of 1.800€

  • Once we confirm that your site is ready to receive your Cubico, we then book the crane, trucks and send the Cubico installation team to your site.

  • Once onsite, the Cubico Installation Team coordinates with the Crane Operator to land the individual modules onto the foundation and complete the Cubico installation (Approximately 7 days depending on the Cubico model and scope of work).

  • The General Contractor then connects all site utilities to the home once the modules have landed and have been welded to the foundation.

  • Final walkthrough and keys are given to you

Decks, railings, stairs, main floor foundation etc. are completed by your contractor after the Cubico is installed on the foundation.
